I know, it's kind of weird for a real estate agent. Don't get me wrong, I love people, getting together with friends, small dinner parties, play dates and intimate conversations.Â

But really, the isolation of the Pandemic has quite frankly been a little too nice. Perhaps, that funny article about how easy the Pandemic is for Gen X really is true.
 At any rate, I recently heard a story of someone who passed too early. I was told his calendar had a daily reminder to "connect with 5 people from [his] past" everyday. This stopped me in my tracks. To be honest, there are so many old friends with whom I have fallen out of touch with; people who's friendships I still cherish. I was inspired. As we know too well from this past year, life is just too short. So, if you haven't heard from me in a while, you can pretty much expect a random call from me! I'm making a promise to stay in better touch this year and beyond. |

And if you hadn't heard the news yet, Eden Goldie Ticknor made her grand entrance on October 2, 2020 at 4:34 PM weighing at 4 lb 11.5 oz. After spending her first 2 weeks of life at the NICU Resort and Spa learning how to grow, she has bloomed into a sweet cuddly baby, doing her baby thing. She's looking forward to meeting everyone post Pandemic! | |

Let's face it! What you're really oggling on Zillow, and pretty much all the real estate search engines, is the photos. They are either "what were they thinking" iPhone photos or decent professional photos. But rarely are they the kind of exceptional photos that you might see in an editorial or magazine spread.Â
 And why is this important? Because the buyer's VERY FIRST IMPRESSION of a home starts with the photography. This is their first experience and how we get people through your door. And therein lies the opportunity for some secret sauce. Last year, I started working with Molly Goodman, an incredibly talented photographer with an editorial style focused on interior design, to photograph my listings. And what a difference has she made for my clients. I chuckle to myself when I'm asked about who did the staging. The question should be: "Who photographed your property?"  Interested in learning more? |

Home Sales Surge at End of 2020. High Demand Gets 2021 Off to Heated Start. |
Of all the Bay Area counties, San Francisco was most negatively affected in the months immediately following the implementation of shelter-in-place last year. Inventory soared and sales plunged, especially in the condo/TIC market. In the second half of the year, buyers came sauntering back into the market, but not at the clipped pace we had hoped for.  Interestingly, sales volume peaked for the year in December, hitting its highest December number ever. Home sales in January 2021 were up 67% over January 2020, a tremendous increase. Year-over-year, house median sales prices are up a little, and condo median prices, divided by size of unit, are down about 10%. The city remains a very complex market, varying by neighborhood, property type and price segment. And vaccines will likely alter the dynamics considerably in 2021. |

New listings coming on market jumped up in January, as is the norm, and the market seems to be heating up much more quickly than typical at the beginning of the new year. Phew!

 For those of you wondering why the Condo/TIC market was so soft last year, this next chart illustrates the rapid growth in inventory that occurred after the pandemic struck: The spike was heavily weighted to condo listings, which hit an all-time high. In the last 3 months, inventory began dropping quickly - due to increasing demand, a drop in new listing activity, and a jump in listings being pulled off the market by sellers in December for the holidays.  |
 Of the sales reported to MLS, closing in December and January, 43% were houses, 51% condos, 5% TICs and 1% co-ops. Of the active/coming soon listings in MLS as of early February, 26% were houses, 63% condos, 9% TICs and 2% co-ops |
 And finally, overbidding has substantially declined over the past 3 years as shown in the graph below. |
